Verona Housing Statistics – January 2016
Closed home sales in Verona are down, which isn’t uncommon for January (I call it the holiday hangover). However the closings don’t really reflect what is happening right now for active properties. There may have been only 5 properties that closed in Verona in January, but there are currently 26 properties under contract awaiting closing. This means you can expect bigger numbers in February and March.
Inventory is at 2.9 months right now, which doesn’t leave buyers much to choose from. When a good property comes on the market for a reasonable price, it’s gone quickly! In January, 3 of the deals we worked on had multiple offers sending prices above list price (not an every day occurrence for January). If this is any sign of what is to come, we think it will be a very strong spring. Now may actually be the prime time to sell. Sellers have minimal competition, and buyers are out shopping.
