Verona Home Sales Statistics – April 2016
In April 18 home sales closed in Verona. As crazy as the market is, that’s not an astounding number. I think that is mostly a result of the low 3 months’ worth of inventory though. Buyers just can’t find what they want for a price they are willing to pay. All the other statistics and market activity still lean towards a strong Seller’s market.
Average days on the market is down to 47 days. Most good appropriately priced homes are actually selling in under a week. The average is just thrown off by a few longstanding active homes, and new construction homes that are on the market from the beginning of construction.
The average sale price in April was $343,225, up significantly from last April, and the sale to list price is holding very strong at a 98.9%!
The most active neighborhood in Verona continues to be Cathedral Point with 4 sales last month and 6 properties currently under contract. However, several neighborhoods (Cross Country Heights, Hawthorne Hills, Scenic Ridge, Sokoloski, & Westridge) have 3 or more homes currently with accepted offers. Look for the number of closings to increase in May!
