Verona Home Sales Statistics – August 2016
August home sales in Verona definitely calmed from previous months. Although, as the kids start going back to school, it is pretty typical that the market begins to slow down a bit.
Inventory also increased a bit to 4.5 months. Statistically this is leaning more towards a neutral market (though still in favor of the seller). There are definitely more homes that have been active on the market for a longer period of time too. Although the interesting thing is the median days on market of homes that did sell was only 9. This indicates to me that good properly priced homes are still selling really fast. In my opinion, the summer market was so hot for sellers that people began to overprice homes, this could be part of the reason sales are down and some homes are taking longer to sell.
Cathedral Point has been the most active neighborhood in Verona all summer, but the sales there are down over the past 2 months and there are currently 18 active houses and only 1 under contract. I have to wonder if this is a result of the school redistricting drama (Cathedral Point and Scenic Ridge were removed from the Glacier Edge district, unless the current owner is grandfathered in). We’ve actually had a few people talk to us about selling and moving a 1/2 mile into the Glacier Edge school district. I would predict that this means sales in Hawthorne Hills, Military Ridge, and East View will continue to be strong, but we’ll see.
