2017 Middleton Summer Home Sales Statistics
Home sales in Middleton have continued to be good through the summer and were right on pace (2 more) with last summer. The number of sales in Dane county is actually down compared to last year, so Middleton is exceeding the averages in the area. I would guess, like Verona this is primarily due to a higher volume of construction in Middleton as compared to many other areas of Dane county.
The average sale price was up 5% over last year. This lags slightly behind the county average of a 7% increase in home values. I think this is likely because affordability has become a bit of a challenge in Middleton over the past few years with an average sale price over the Summer up to $466,141. Affordable homes in the starter home price range have had the biggest jump in value and demand.
Middleton’s housing inventory is currently at 2.9 months; which is slightly higher than some neighboring communities. The average days on market has crept up to 23 days (still good, but up over last year). These are signs that the market is still skewed in the seller’s favor, but the numbers are getting closer to a balanced market.
The most active neighborhood in Middleton during the summer months was Cherry Wood with 7 sales, followed Stonefield Village at 6 houses sold, then Northlake, Foxridge, The Community of Bishops Bay, and Spruce Hollow all with 5 homes sold.
It will be interesting to see what the next year brings in the local real estate markets. I’d expect things to level off slightly, but the signs are pointing toward slow and steady growth for the next couple of years.
